Florida landlords can use this Termination Notice Calculator to quickly determine the exact deadline to give written notice for ending a month-to-month lease, ensuring compliance with required notice periods and delivery methods to avoid legal disputes.

Note: FS 83.57(3) requires the landlord to give at least 30 days’ written notice prior to the end of the mothly period. The monthly period ends the day before rent is due. For example, if rent is due on the first day of the month, landlord must deliver writen notice at least 30 days prior to the first day of the month. Remember, if you mail the notice, you must add 5 days to the notice period under the Mailbox Rule.
